Plaintiff has brought this action naming you as a Defendants by filing a Complaint on February 8, 2012 in the Clermont County Court of Common Pleas for the foreclosure of liens for delinquent taxes, assessments, penalties, interest and charges against certain real property described in the Complaint.
The object of the action is to obtain from the Court a judgement foreclosing the tax liens against such real estate and ordering the sale of such real estate for the satisfaction of the tax liens thereon.
The property which is the subject of this foreclosure action is as follows:

Any person owning or claiming any right, title or interest in, or lien upon, the real property listed above should file an Answer in such action setting forth the nature and amount of interest owned or claimed and any defense or objection to the foreclosure.
An Answer must be filed in the office of the Clerk of Courts, Clermont County, Ohio within Twenty-eight (28) days after date of last publication of this notice which will be published for six consecutive weeks. The last date of publication is June 21, 2012.
If no Answer is filed or you fail to otherwise respond on or before the time stated above, a judgment of foreclosure will be taken by default as to the real property listed in the Complaint. Such real property shall be sold for the satisfaction of the taxes, assessments, penalties, interest, charges and court costs incurred in the foreclosure that are due and unpaid.
At any time prior to the filing of the entry of Confirmation of Sale, any owner or lienholder of a parcel listed in the Complaint may redeem it be tendering to Plaintiff the amount of taxes, assessments, penalties, interest and charges due and unpaid on the parcel, together with all costs which have been incurred in the foreclosure proceeding. Upon the filing of the Entry of Confirmation of Sale, there shall be no further equity of redemption. Any person thereafter claiming any right, title and interest in, or lien upon, said real property shall be forever barred and foreclosed of any such right, title, interest, lien and equity of redemption in such property.

Situated in the County of Clermont in the State of Ohio and in the Township of Goshen, in Military Survey #524, bounded and described as follows: Beginning at a point at the southeast corner of the within described land and at the southwest corner of a tract of land containing 1.49 acres recently conveyed to William C. Kammerer and in the line of land now owned by Claude Cooley, said point of beginning being S. 46 deg. 30’ W. 84 feet from said Kammerer’s southeast corner and a corner to land of said Cooley; thence with said Kammerer’s west line N. 43 deg. W. 660.50 feet to a point in the southerly line of Jackson Road (formerly Loveland & Dallasburg Pike); thence with the southerly line of said road S. 70 deg. 30’ W. 109 feet to a point, corner to other land of Henry G. BEING THE SAME REAL ESTATE which was inherited by James Copas, also known as James Harold Copas, from Sarah F. Ladd, deceased as evidenced by a Certificate for Transfer recorded in Volume 462 at page 75 of the Clermont County, Ohio Records.
ALSO the following described real estate situated in Goshen Township, Clermont County, Ohio in Military Survey #524, bounded and described as follows: Being a part of a tract of 1.56 acres wich was conveyed to Porter Ladd and Sarah Ladd by deed from Henry G. Strohmenger dated September 1, 1942, recorded in Deed Book 242 at page 139 in the office of the Recorder of said County and beginning at a point in the southerly line of Jackson Road (formerly known as the Loveland and Dallasburg Pike) at the most westerly corner of a tract of 1.49 acres which was conveyed by the said Henry G. Strohmenger to William C. Kammerer, said point of beginning being also at the northeasterly corner of said 1.56 acre tract and running thence S. 43 deg. E. with the line between said 1.56 acre tract and the 1.49 acre tract, 271 feet to a point which is 88 feet southeastwardly from the corner of a tract of 158/1000 acre that was heretofore conveyed to Robert and Inez Mae Ladd which is the real place of beginning of the real estate that is by this deed conveyed. W. 15 feet; thence S. 43 deg. E. parallel to and 10 feet from the line of said 1.56 acre tract, 147 feet to the place of beginning.
Save and except 0.620 acres conveyed to Juan Ruiz by deed dated September 16, 2002 and recorded in Official Record Volume 1673, page 918 of the Clermont County Recorder’s Records.

WHEREAS, such judgment orders such real property to be sold by the undersigned to satisfy the total amount of such judgment.
NOW, THEREFORE, Public Notice is hereby given that I, the Sheriff of Clermont County, Ohio, will sell such real property at public auction, for cash, to the highest bidder of an amount sufficient to satisfy the total judgment against this parcel at 10:00 O’clock A.M., at the Clermont County Sheriff’s Office, 4470 St. Rt. 222, Batavia, Ohio on the 10th day of June, 2012. If the parcel does not receive a sufficient bid, it shall be offered for sale, under the same terms and conditions of the first sale and at the same time of day and at the same place, on the 24th day of June, 2012, for an amount sufficient to satisfy the total judgment against this parcel.
