Plaintiff has brought this action naming you as a Defendants by filing a Complaint on September 1, 2010 in the Clermont County Court of Common Pleas for the foreclosure of liens for delinquent taxes, assessments, penalties, interest and charges against certain real property described in the Complaint.
The object of the action is to obtain from the Court a judgement foreclosing the tax liens against such real estate and ordering the sale of such real estate for the satisfaction of the tax liens thereon.
The property which is the subject of this foreclosure action is as follows:

Situate in Washington Township, Clermont County, Ohio, in Florence Military Survey No. 1318 and being more particularly described as follows:
Commencing at a point at the centerline intersection of Maple Creek Road and Houser Road; thence with the centerline of Maple Creek Road, North 17 degrees 07 minutes 48 seconds East for a distance of 150.3 feet; and North 10 degrees 32 minutes 54 seconds East for a distance of 927.29 feet to a point where the centerline of a private road intersects the centerline of Maple Creek Road; thence with the center of said private road, North 79 degrees 27 minutes 06 seconds West for a distance of 409.00 feet; and South 84 degrees 00 minutes 21 seconds West for a distance of 782.50 feet to the true place of beginning of the following described real estate: THENCE, leaving said private road, North 49 degrees 58 minutes 18 seconds West for a distance of 757.34 feet to an iron pin set in grantors northerly line; THENCE, with grantors northerly line, North 84 degrees 00 minutes 21 seconds East for a distance of 708.38 feet to an iron pin set corner to lands of Robert and Dixie Stewart; THENCE, with said Stewart’s line, South 12 degrees 16 minutes 36 seconds East for a distance of 548.28 feet to a point in the center of a private road; THENCE with said private road, South 84 degrees 00 minutes 21 seconds West for a distance of 242.50 feet to the place of beginning. Said property contains 5.948 acres, more or less.
Together with and subject to a 50 foot wide ingress, egress and utility easement recorded in Book 617 page 451 Clermont County Recorder’s Office, said easement being the subject of a common maintenance agreement filed prior to this recording in O.R. Book 188, page 01, Clermont County Recorders Office.
ALSO, together with and subject to a 50 foot wide ingress, egress, and utility easement described as follows:
Situated in Washington Township, Clermont County, Ohio, and in Florence Military Survey No. 1318 and being a strip of land 50 foot in width for the purpose of ingress, egress and utilities, the center line of which being more particularly described as follows:
Commencing at a point in the centerline of Maple Creek Road at the northeast corner of lands of grantor as recorded in Deed Book 752, page 447 of the Clermont County, Ohio Deed Records; thence with the centerline of an existing easement as recorded in Official Record Book page North 79 degrees 27 minutes 06 seconds West for a distance of 730.00 feet; and South 84 degrees 00 minutes 21 seconds West for a distance of 558.90 feet to the true place of beginning of the following described easement centerline; THENCE from said true place of beginning South 84 degrees 00 minutes 21 seconds West for a distance of 273.60 feet to its terminus.
The above described real estate is a part of the same premises conveyed as recorded in Deed Book 752 page 447 of the Clermont County, Ohio, Deed Records.
The above tract is subject to the following restrictions which shall run with the land:
1. All mobile homes placed on the real estate shall be parallel to the road used for access, that is, the wide portion of the mobile home shall face the road.
2. All mobile homes must have underpinning.
3. No advertising devices or billboards other than “For Rent” or “For Sale” signs shall be placed on the real estate.
4. No nuisance of any kind shall be suffered or made on the said real estate or any part thereof.
5. No noxious or offensive act shall be carried on on the said real estate nor shall anything be done thereon which may become annoying or become a nuisance.
6. No motor vehicle which requires a license shall remain parked on the real estate for more than three (3) months without a license, nor shall any motor vehicle remain parked on the real estate which is not operable, with or without a license.
Any person owning or claiming any right, title or interest in, or lien upon, the real property listed above should file an Answer in such action setting forth the nature and amount of interest owned or claimed and any defense or objection to the foreclosure.
An Answer must be filed in the office of the Clerk of Courts, Clermont County, Ohio within Twenty-eight (28) days after date of last publication of this notice which will be published for six consecutive weeks. The last date of publication is October 20, 2011.
If no Answer is filed or you fail to otherwise respond on or before the time stated above, a judgment of foreclosure will be taken by default as to the real property listed in the Complaint. Such real property shall be sold for the satisfaction of the taxes, assessments, penalties, interest, charges and court costs incurred in the foreclosure that are due and unpaid.
At any time prior to the filing of the entry of Confirmation of Sale, any owner or lienholder of a parcel listed in the Complaint may redeem it be tendering to Plaintiff the amount of taxes, assessments, penalties, interest and charges due and unpaid on the parcel, together with all costs which have been incurred in the foreclosure proceeding. Upon the filing of the Entry of Confirmation of Sale, there shall be no further equity of redemption. Any person thereafter claiming any right, title and interest in, or lien upon, said real property shall be forever barred and foreclosed of any such right, title, interest, lien and equity of redemption in such property.

On 1/19/11, Plaintiffs William F. Thoms, Sandra Thoms, and International M.C. Corp., filed this action in the Oxford County Superior Court in South Paris, Maine, Docket No. CV-11-09 against Defendants Andrew Moran and Robert Taylor, which holds sessions at 26 Western Avenue, South Paris, Maine and its mailing address is PO Box 179, South Paris, ME 04281-0179.
This case involves a variety of claims relating to the property located at 368 Hampshire Road, Brownfield, Maine. Up until August 2010, record title to the property was held in the name of a corporation called International M.C. Corp. In August 2010, Defendant Robert Taylor (“Taylor”) and Andrew Moran (“Moran”) arranged for the Brownfield property to be transferred to Moran by Quitclaim Deed from International M.C. Corp. dated August 24, 2010, and recorded in the Oxford (West) County Registry of Deeds in Book 577, Page 1. Since the validity of those transfers have been questioned, both Moran and Taylor have been named as Defendants.
Because personal service cannot be made on Defendant Robert Taylor, whose whereabouts are unknown to Plaintiff despite Plaintiff’s good faith, diligent efforts to locate him, Plaintiffs have met the requirements of Rule 4(g)(1)(A)-(C) and service on Defendant Robert Taylor shall be by publication.
IT IS ORDERED:
1. Defendant Taylor is directed to appear, plead, answer or otherwise defend against the Complaint filed in this action within 41 days of the first publication of this Order in the Clermont Sun. Defendant must file an original answer or response with the Superior Court by mailing it to: Clerk, Oxford County Superior Court, 26 Western Avenue, P.O. Box 179, South Paris, Maine 04281.
2. Defendant Taylor or his attorney shall serve an answer or response to the Complaint by delivering a copy of it in person or by mail to Plaintiffs’ attorney, Michael Donlan, Verrill Dana, LLP, One Portland Square, Portland, ME 04112, (207) 774-4000.

If no Answer is filed or you fail to otherwise respond on or before the time stated above, a judgement of foreclosure will be taken by default as to the real property listed in the Complaint.
