Plaintiff has brought this action naming you as Defendants by filing a Complaint on April 1, 2011 in the Clermont County Court of Common Pleas for the foreclosure of liens for delinquent taxes, assessments, penalties, interest and charges against certain real property described in the Complaint.
The object of the action is to obtain from the Court a judgment foreclosing the tax liens against such real estate and ordering the sale of such real estate for the satisfaction of the tax liens thereon.
The property which is the subject of this foreclosure action is as follows:

A tract of land situated in Franklin Township of Clermont County, State of Ohio and in Inness’ Military Survey No. 1656, lying southwest of and adjacent to Franklin Road and more particularly described as follows:
Beginning at a spike set in the center line of Franklin Road, said spike being located N. 17 deg. 43’ 10” W., 37.38 feet, N. 29 deg. 13’ 15” W., 35.92 feet, N. 36 deg. 30’ 12” W., 28.36 feet, N. 42 deg. 28’ 59” W., 42.74 feet and N. 44 deg. 37’ 29” W., 169.04 feet from the intersection of the centerline of Franklin Road with the centerline of Larrison Road; thence with a severance line for the next two calls: S. 45 deg. 27’ 14” W., 544.82 feet to a 5/8” iron pin set, and N. 44 deg. 32’ 46” W., 175.00 feet to a 5/8” iron pin set in the line of the land of Gail B. & Terrence P. A survey of this property was made by James B. Mitchell, Registered Surveyor No. 6692 in November, 1987.

The above described real estate is subject to the following restrictions which shall run with the land:
1) Any mobile home placed on this real estate older than a 1980 model must have seller’s approval before placing on said real estate.
2) No unlicensed automobiles shall be allowed to remain on the property for more than 30 days.
3) No business operation shall be allowed to operate on this real estate which can be classified as a junk yard or salvage operation.
4) Any mobile home or structure placed on this real estate will be set parallel and at least 70 ft. from road right-of-way and 30 ft. from sides of lot lines, and 50 ft. from rear of line.
5) All mobile homes must be underskirted with regular skirting in a neat manner within 30 days after being put on tract.
6) There shall be no accumulation or storage of noxious or unused material that could be considered junk on the premises.
The purpose of this deed is the completion of two land contracts entered into between the parties and recorded in Book 037, Page 478 and Book 784, Page 750 of the Clermont County Records.
Any person owning or claiming any right, title or interest in, or lien upon, the real property listed above should file an Answer in such action setting forth the nature and amount of interest owned or claimed and any defense or objection to the foreclosure.
An Answer must be filed in the office of the Clerk of Courts, Clermont County, Ohio within Twenty-eight (28) days after date of last publication of this notice which will be published for six consecutive weeks. The last date of publication is August 25, 2011.
If no Answer is filed or you fail to otherwise respond on or before the time stated above, a judgment of foreclosure will be taken by default as to the real property listed in the Complaint. Such real property shall be sold for the satisfaction of the taxes, assessments, penalties, interest, charges and court costs incurred in the foreclosure that are due and unpaid.
At anytime prior to the filing of the entry of Confirmation of Sale, any owner or lienholder of a parcel listed in the Complaint may redeem it be tendering to Plaintiff the amount of taxes, assessments, penalties, interest and charges due and unpaid on the parcel, together with all costs which have been incurred in the foreclosure proceeding. Upon the filing of the Entry of Confirmation of Sale, there shall be no further equity of redemption. Any person thereafter claiming any right, title and interest in, or lien upon, said real property shall be forever barred and foreclosed of any such right, title, interest, lien and equity of redemption in such property.
